Getting Paid

Here’s what you need to know about receiving payouts through Fairly, the financial and compliance platform used by Blue Heron Property Management.

Add a Payout Method

During onboarding, you will be asked to set up a payout method. This includes linking a bank account for receiving funds and providing your tax identification number for year-end reporting.

Your linked bank account is used to process ACH transfers for:

  • Guest reservation payouts
  • Caretaker cleaning fees
  • Revenue share distributions (if applicable)

You are responsible for ensuring the accuracy of your bank and tax information. Notify Fairly immediately if your payout details are incorrect or have been changed without your authorization.

Payout Timing

Payout schedules vary depending on your role:

  • Property Owners: Payouts are initiated after the guest checks out for stays under 30 nights. For stays over 30 nights, payments are made in increments every 31 days for the previous 30 nights completed.
  • Caretakers: Cleaning fee payouts are initiated after the reservation is marked as cleaned in the Fairly platform.
  • Caretakers & Advisors: Revenue share payouts are initiated on the 5th of each month for the previous month’s earnings.

If Airbnb or another third-party platform has not yet transferred funds to Fairly, the payout cannot be initiated on the guest’s checkout date. This may occur during weekends or holidays.

Payouts are initiated only after Fairly has received funds for the applicable reservation. For example, a one-night stay that ends on a weekend may result in funds arriving the following week, slightly delaying your payout.

All payouts are made via standard ACH transfers, which generally post within one business day after initiation. ACH transactions are not processed on weekends or bank holidays; payouts scheduled on those days will be sent the next business day.

Tracking Payouts

The Payouts page in your Fairly Dashboard lists every payout that has been initiated. The “Posted” date shown represents the expected date funds will appear in your bank account. Actual fund availability depends on your bank’s processing time and may take up to three business days.

Fairly may occasionally delay a payout to review a transaction for fraud or regulatory compliance. During these reviews, account access may be temporarily limited or additional verification requested.

Payout Calculation

For property owners, each payout is calculated as follows:

  • Total reservation amount
  • Minus: caretaker cleaning fee
  • Minus: Fairly platform fee
  • Minus: Fairly processing fee (if applicable)
  • Minus: sales and lodging taxes
  • Minus: third-party channel fees (e.g., Airbnb, Vrbo)

Additional bank or transfer fees may apply depending on your financial institution.

Where to View Payouts

All payout and financial information — including transactions, reports, and tax summaries — are available only through your Fairly account. Blue Heron does not issue direct payment statements, invoices, or tax documents.
